Detecting Roof Damage Early
Water damage and leaks can cause serious problems for your roof. Leaks can develop over time and are caused by a variety of reasons such as wind damage, improper roof installation or lack of maintenance. The best way to prevent roof leaks is to detect them early.
Check the age of your roofing and see if it's nearing the end of its life cycle. Most roofs last about 20 - 30 years before it's time to replace it.
Check your attic and ceiling for damage. If you notice darker spots in your ceiling paint or spots bubbling and expanding it may be sign of a leak. These leaks, if not addressed may also damage the plaster and paint of nearby walls and ceiling lights and fans.
One of the more serious results of water damage is mold and mildew. Check for black mold which can grown on wood frames, ceiling tiles and wall or floor coverings. Mold and mildew can cause serious health issues
If you find pieces of your asphalt roof tiles or buildup of grit (sand-like granules covering the surface of roof shingles) in your gutters, it may be time to call a roofing company.
Other things to look out for include:
- Water stains on your ceiling
- Sagging ceilings
- Loose or missing shingles
- Gray patches on asphalt shingles
- Damaged metal flashing
- Wet spots on wood
- Granules or small pieces of shingles in rain gutters
- Dripping sounds
